Modular homes are homes that are factory built, in pieces, away from the outside elements. The only time these homes see the outside weather is when they are being transported to their final destination. In the factory, these homes take approximately one or two weeks to build. Once they get to their final destination, they take another two to four weeks to be the final product.

At no point in the building process does the modular home get exposed to the outdoor weather. The building process for a modular home takes about 1 - 2 weeks. Once the home is delivered to the location, it takes another 2-4 weeks to complete the process.

In the past, a modular home used to be in the same category as a manufactured home or a mobile home. Today, the standards have changed. Modular homes are now on the same level as site built homes. The building codes are the same for both types of structures. The only difference is the way they are built.

Modular home purchased can be made to any specification wanted. A single story, a two story, any home layout, it can all be done. These homes can be built with basements, they can have decks, porches, and attached garages; if you want it, it can be added. This includes the house, transportation, setting and application fees. The price does increase depending on outside factors. Where in the county you live, what amenities you want in your home, the price of the land where your home will be, taxes, etc. Porches, garages, things of that nature are also additional fees that would add to the sale price.

A modular home is financed the same way as a site built home would be. The mortgage loan is treated the same way a site built is.

Since a modular home is treated the same way as a site built home, resale values are on par with these homes. They are marketed the same way and sold the same way. Factors such a lot size, location, curb appeal, and amenities all play into the selling of a modular home.

Modular homes have come a long way and are now on the same level as site built homes. Depending on where in the country you live, a modular home might actually get you a new home faster since you do not have the elements to deal with.
