It is the current trend though out many of our states. If you were not serious in the past...get serious now. We have seen some of the lowest prices on some of the most ideal properties for sale. It really is unbelievable to purchase a property that was 13% higher in price a few years ago. Now really is the time to scoop up a good deal and be proud of your purchase. We still continue to experience price reductions every day and little to no price increases. Please be advised, the Real Estate Market works in will not be a Buyer's market forever. Conditions can and will change. But, now is the time to buy. So get Pre-approved or provide Proof of Funds and go House Hunting!!

If you are not currently working with a Realtor...get one. They are the ones who have access to all the properties in your city, county & state. Of course there are websites out there to search multiple listings but the information is limited. A Real Estate Professional lists & sells properties for a living so they really know how to access all the properties for sale and even those that have expired from the market. If you have an interest in a property that is For Sale by the owner, it is essential to contact a Realtor. They will be the one who walks you through the contract & handles the price negotiation. This is for your protection. Contacting a Real Estate attorney is also an option if it's in your budget.

Once you've started working with a Realtor, please consult them with any and all questions you may have regarding the purchase of a property. They are the friendly liaison between you and the sellers agent. They work for you and have all the necessary tools to search & show all the properties in your price range & area. The role of a Realtor is to have your best interest in mind and it will only benefit you to be completely honest when telling your agent exactly what you want in a home. Be specific but also be rational. Below are some ideas to consider before you purchase your dream home:

Make a List- Please take the time to sit down and put a list together of the things you would like in a new home. This list can include whatever you want but remember to be flexible. Many things can be carpet. In some cases a seller is willing to give the buyer a credit to make desired cosmetic changes. In this market, sellers want to work with interested buyers. So this process can be cordial because both parties will more than likely just want to get the deal done. In a buyer's market you can be particular but also be realistic.

Attend Showings- Whether you're going to open houses or scheduling showings with your need to physically view listings in your desired location. It helps to look in the area you prefer and in the price range you can afford. This will narrow your search and show you what is currently available. The market is ever changing and your Realtor will notify you of all new properties on the market in your price range. It doesn't hurt to look at homes a little above your price range because you never know how flexible and motivated a seller will be once you present an offer. While in the home for sale...really look at everything. Be curious and ask every question you wish. If your Realtor doesn't have all the answers, they will find them out. You are entitled to know everything about the home you will be potentially purchasing and a seller must disclose everything to a potential buyer.

Make an Offer- Now, you've found the home that satisfies your list and you can envision your life continuing make an offer!! This is an exciting time because you've found an available home that suits your needs. Your Realtor will draw up a standard contract and any additional items can always be added. Be prepared with a copy of your Pre-Approval Letter from your mortgage person or Proof of Funds from your bank in addition to a copy of a Good Faith Deposit Check. These items may not be required but it shows the seller that you are serious and are ready to purchase their property and make it your own. Your Realtor will then present these items along with the contract to the sellers Realtor...then you wait for their response. There will probably be some negotiating back and forth at this time. A Realtor will advise you during this process and remember your Realtor is working with the sellers Realtor to facilitate the deal that will satisfy both parties.
