Condos - Convenience and Affordability

Purchasing a condo is much more affordable than it was a few years ago. This type of housing may offer many convenient amenities, such as swimming pools and fitness centers. Condos also have many benefits over house ownership or apartment rental.

As the real estate market continues to struggle, condos are becoming more and more affordable. There are many factors to consider when deciding whether to purchase this type of property or a house. However, for most people, price is typically the largest of those factors. Even compared to foreclosures, condos are usually less expensive. They also often have many features and amenities that are not available with the purchase of a house.

Ownership is far better than apartment rental for several reasons. First, your investment helps you establish a good line of credit for the future and entitles you to some tax refunds. In contrast, renting an apartment will only cost you money that you can never get back. In this type of housing, you own your portion of the entire unit, but share common areas. The entire group of condominiums is often built and owned by a corporation, which offers each unit for individual sale. Though similar to apartment buildings, most of these units are much nicer and bigger. You also often have more freedom to paint and decorate than you would have in an apartment.

Usually, condos are located on fairly small lots of land, so a large backyard is unlikely. One of the benefits they offer, however, is that the community areas are generally maintained by a homeowner’s association or the corporation that owns the entire building. This means that you do not have to mow the lawn or trim trees. Most homeowner’s associations keep the common areas looking nice, and you may pay a small fee for the services they offer. In addition, many nicer communities are gated. This can add to your level of comfort and security by making it more difficult for non-residents to enter. The gate will only open when you enter a numeric code or when a resident buzzes a guest in.

Among the amenities offered, most communities feature pools and hot tubs for residents to use. These luxuries are usually fenced in for the safety of children and maintained by the homeowner’s association. You may not have as much privacy as a backyard pool at a house, but you also avoid the expenses of water and chemicals for the pool. The non-private pool can actually make it easier for you to meet and become friends with your neighbors.

Another common amenity is a gym or fitness center. This can be much more convenient than driving to a local fitness club and you can avoid monthly membership expenses. The fitness center may be much smaller than a commercial gym and have fewer machines, but there are also fewer people using the facility. Depending on the time of day that you use the gym, you can easily avoid having to wait for the treadmill or weights. Some of the nicest communities will even include tennis, basketball, and racquetball courts. Other possible amenities include a courtyard for barbecuing, and a game room with billiards and ping-pong tables.

With all of the possible features, condos can be wonderful places to live. Deciding whether they are the best option for you depends on your particular lifestyle and interests.
