Start by letting the people you know that you are looking for rentals and how much you can afford to pay. Word of mouth is a great way to put the word out there and help you find an available property even if it's not through a friend. Expand your search and look online and contact a few real estate property managers in the area you are interested to find out what's out there. Again this is just like dating and if you have a big enough net you may end up with a catch.

Before you start looking though make a list of deal breakers and deal makers. If your absolute outside budget for rentals is under $800 for example don't even start to look at anything that goes above that number. Don't shoot for more than you can handle in dating or in real estate.

Like all good things, the perfect rentals don't linger on the market for long and the good ones are always snapped up quick so the more eyes you have out there looking for the perfect fit the better your odds are of finding the perfect fit and not just a place to settle for.

Once you get a lead jump on it. Don't let hot leads go cold while you ponder. It's better to take a look and follow up on a lead to find out what it's like than to find out the perfect place just got snapped up from underneath you.

And finally follow your mom's sage advice and check out any potential new residence at various times of the day. A quiet two bedroom condo that seems perfect may turn out to be less than ideal when you come back at six oclock and realize it sits under an airline route to the airport. Or you discover that your potential new neighbors are less than quiet and the walls are paper thin on your visit after five pm.

If you take your time, shop around and are picky you can end up with long term rentals that you never want to leave. The same advice applies to dating by the way.
