You may not really notice that the wood on the cabinetry has lost some of its luster or that small spot on the carpeting, but believe me when I tell you that potential buyers are going to notice all these little things. Therefore, before you put the property on the market, you should make some of the following easy repairs to increase your selling possibilities.

1.      If you have tile in the kitchen or in the bathroom, you want to make certain that the grout is cleaned thoroughly. If the grout on the countertop is stained or looking bad then it is going to make the entire room look bad in the eyes of the potential buyer. Clean the grout and if necessary re-grout the kitchen and bathroom tiles.

2.      Wooden surfaces in your home like cabinet floors, trim, and doors may have lost their luster and become dull over the years. You need to clean them thoroughly with a cleaner meant for wood, and apply polish where needed. Some surfaces may even need a touch of varnish added to return them to their original beauty.

3.      Clean all the windows in the home and that includes all the window treatments. Wash the curtains and the blinds, and make sure they do not appear tattered or worn thin. If they do look worn, think about replacing them. Also make certain that all the windows open and shut easily, and that the locks are functioning well.

4.      If you have carpeting then you need to give it a good steam cleaning at this time making certain you pay close attention to high traffic areas, or areas that may be stained.

5.      Check all the doors in the home and make certain they open and shut with ease. If a door has begun to stick, then you may need to adjust the hinges on the door so that it closes properly.

6.      Look up. Make sure that the ceilings in the home have been thoroughly dusted for any spider webs, and sometimes you may want to consider a fresh coat of paint on those ceilings, especially in the kitchen, or if there was a smoker in the house. If the ceiling appears dirty and discolored it can reduce the appeal of the entire room.

7.      Light fixtures need to be cleaned and working properly. Make sure that when a prospective buyer flips a switch, the correct light fixture is going to illuminate the room.

8.      Check all pipes for leaks. This includes going outside and checking the outdoor faucets that may be leaking.

9.      Mow and clean the yard carefully.

10.  Clean any oil stains from the driveway or from the garage floor.
