Property market: Italians are optimistic

After having gone through a not very positive period, it seems that there are some signs that bode well for the Italian property market.

However,Property  market: Italians are optimistic    Articles it seems that the situation is improving a bit in Italy, at least according to many Italian people, who claim to be optimistic about property market, convinced as they are that this is a good moment to invest on real estates and buy a flat, a home or some other type of building.

 

This is what emerges from a survey that was carried out by immobiliare.it about the optimism of Italian consumers about property market. The survey, which involved a sample of people that are looking for a house or that have been looking in the last six months, or that published a real estate ad, reveals that Italians are pretty optimistic about buying a house. People have been asked “What you think the trend in property prices will be over the next year?”, and most people (43%) are convinced that the situation will be stable. 29% think that prices will decrease, a percentage lower than the 20% of the people that think that prices will increase. As far as the question regarding the propensity to buy is concerned (“Do you think that this is a good moment to buy a house?”), most people interviewed answered yes (54%), while 61% think that this is not a good moment to sell a house.

 

If the general data concerning the Italians’ propensity to buy a house is positive, in some regions this data is even more positive. In the regions of the North and of the Centre (excluding Trentino), the optimism of the people that have been interviewed is even more evident. Lombardy, Emilia Romagna, Tuscany and Piedmont are the most optimistic regions in this sense. The situation in the southern regions is different: the data regarding the optimism of those who are looking for a home in these regions, indeed, reflects a certain distrust of the sector. The regions where most people think that this is not a good moment to buy a house are Campania, Calabria and Apulia.

 

The conviction that this is a good moment to buy a house certainly derives from the conviction that the prices of houses will not increase soon. Many people think that this is a good moment to invest in this field, and the fact that the most optimistic ones are in the North is easy to explain: in the north incomes are usually higher and economy is more dynamic than in the south, and this makes the inhabitants of the north be more inclined to make this type of investment. As far as the propensity to sell a house is concerned, there are no big differences between the north and the south: in all the Italian regions, most notably in Umbria, Tuscany, Veneto, Emilia Romagna and Lombardy, Italians are not very persuaded that this is a good moment to sell.

 

Although this survey is based on the opinions and impressions of consumers, and not on technical data regarding the market trends, it can be very useful to give us a general idea of the situation.
