This is something that should not be overlooked, as it can be quite expensive if you do not take care of things before they actually break down. Not only can it be expensive because the repairs themselves are expensive but having any downtime as a result of the breakdown can also cost you money and the respect of individuals in the community. If you operate software that alerts you to any preventative maintenance that may need to be done in advance, you can take care of it in a timely fashion.

Many communities would also benefit from using EAM software. This allows you to look at all of the inventory that you may have for the maintenance staff and to know if anything needs to be updated or ordered. It also allows you to rotate some of the physical items that may have a shelf life. This can end up saving you both time and money, as it will be unnecessary to throw away any items that have become outdated and you will not need to assign one of the maintenance staff to visually inspect the inventory. Of course, you would still want them to report if anything was getting low in the supply room.

These are just a few of the duties that may be performed by the maintenance staff on any given day. They may also be busy working outside in the community, taking care of any vacant apartments or working in communal areas. Just make sure that they are properly equipped to do the jobs that are being done and you will find that everything runs smoothly as a result.
