Taloja- Kharghar could well realize its true potential as a landmine of real estate opportunities. Just like its Western line counterparts: Vasai and Virar, the Taloja and Kharghar stretch is a smart investment destination. In fact, the government of Maharashtra has begun to project the stretch as a Growth Corridor. The biggest development that backs this news is the announcement of the Mumbai Metro rail project connecting Mankhurd to Belapur via Panvel.

Here are 5 reasons why the stretch is gaining prominence as Mumbai’s growth driver for the current decade.

Multimodal Corridor

Taloja and Kharghar are part of the Mumbai Urban Transport Project that would connect the farthest points of Mumbai’s suburb with Alibaug. The project is financed by World Bank and MMRDA is playing a key role. The project has been developed as part of the Comprehensive Transportation Study or CTS. Conceived in the year 2008,Why Taloja-Khargar corridor is called a growth corridor Articles the Multimodal Corridor is already rolling and has already begun to show results in the form of increased vehicular traffic across the ports of Mumbai. The prices of 1 BHK in Kharghar or 2 BHK apartments in Kharghar are ranging between INR 7900 to INR 11000 per sq.ft. You can compare the prices of various topline projects online from trusted real estate portals like commonfloor.com.

Access to major roadways

Taloja and Kharghar stretched have been conceived keeping in mind the connectivity between the various roads passing through the nodes of Navi Mumbai. While Taloja falls on the NH8 Bhiwandi bypass which also links to Mumbra and Ghodbunder, Kharghar is a nodal point on the Mumbai Pune Expressway. The growth corridor is designed to connect and develop real estate prospects along NH 8, Bhiwandi Bypass, NH 3, NH 4, NH 4B and JNPT Corridor. The growth corridor of roadways will run parallel with the Metro line and the local suburban railway line.

Taloja-Kharghar part of major rail corridor project

Navi Mumbai-Taloja corridor is considered as a growth stretch owing to its inclusion in the list of 6 rail corridors eyed by MMRDA to connect various parts of Navi Mumbai. The 6 nodes are:

-Mankhurd Belapur Panvel ( stretch of 29 kilometres)

-Thane Turbhe Nerul/ Vashi

-Belapur Nerul/Uran

-Mansarovar Taloja

-Kalwa Turbhe Corridor

-Panvel Uran Corridor

Growth Corridor

The Kharghar and Taloja link way is all set to transform from a growth corridor into a residential node. Much like Kharghar that already serves as CBD-cum residential node, Taloja will take at least 4-5 years to come up in terms of real estate portfolio. The total population covered between the stretch is approximately 6.80 lacs. Kharghar alone accounts for 3.50 lacs of this number.

Reduced pressure on Expressway

With the growth corridor in place, the pressure on Pune Expressway will reduce significantly. The vehicular traffic has been diverted to Old Mumbai highway and JNPT corridor which also serves as commercial corridor.

With so many projects lined up, the prices are shuffling between INR 4500 and INR 11000 along the growth corridor.
