Contemplating Basement Waterproofing Issues & Concerns

Each spring, many homeowners face basement water leakage problems. Statistics show that this is a common problem. There is help available for owners who aren't afraid to get a little dirty to help solve their problems.

            In a recent national survey, the U.S. census Bureau found one of every four homeowners complained of basement water leakage.

            Robert Clarke, longtime board member of the B-Dry Owners Association, a nationally recognized basement waterproofing group which uses patented interior basement waterproofing technology says, “One reason why basements are a growing problem is because homeowners are making more use of that area of the house”.

            “Today, more and more finished basements are being used for recreation, family and game rooms,” says Clarke. “This is due, in part, to an uncertain economy, a period when homeowners are typically cautious about buying a new home, and tend to spend their money on home repairs and remodeling instead.

            Many basement repairs can be done by do-it-yourselfers, according to Mr. Clarke, who provided these suggestions for addressing a wet basement.

·         To help eliminate dampness and condensation, simply condition the basement air with HVAC systems or dehumidifiers to reduce humidity problems. Sweating pipes are a probable sign of basement humidity problems.

·         If basement wetness appears only after heavy rains, the problem is more serious. Minor seepage can sometimes be stopped by repairing basement wall cracks and covering unprotected window wells.  Sealers however, usually provide only temporary relief.

·         One relatively inexpensive way to eliminate seepage is to install or unclog gutters to prevent water saturation near the foundation. Also, make sure the downspout diverts the rain water at least ten feet away from the house.

·         In addition, simple landscaping can sometimes help eliminate wet basement issues caused by surface water pooling. Make sure the ground around the house slopes away from the foundation for ten or fifteen feet.

At some point, when you’ve done everything you can do yourself and you’re still not quite sure if you stopped your problem, call in an inspector or basement professional for their take on your situation and ways to improve it. Pros may suggest the installation of drainage, foundation repairs and other more complicated measurers. Don’t forget a backup system or emergency power generator if your basement relies on a sump pump system. Definitely don’t chance upgrading your basement until you are satisfied that your water problem is under control.
