You should know that who are the landlords and the tenants? In layman language a landlord is a person who has some property which he can give on rent. The tenant is the person who requests the land lord to rent the property to him. Actually when the landlord does that then it is said that he is renting or he is giving it on lease. During the lease period the tenant owes some rights which give him the possession power of the rental property to some extent. But he will still be under the control of the land lord. California laws are stricter for the commercial properties as compared to the residential properties. But how is it so? Actually there is lots of investment involved in the commercial properties. They are small in number as well. That is why they are slightly expensive. The California laws also clearly states that the landlord can ask for the advance payment as a security.

The security money is slightly more in the case of the commercial properties as compared to the residential properties. You will find only few shops around the city.
