The formalities involved in inspecting the property when the tenant leaves

You as a tenant can ask the landlord to inspect the house before you leave the property. This is called the initial inspection. During the initial inspection the landlord or his agents tries to find the damages which has been done to the property. They try to analyze that how much amount should be deducted from the security deposit. However you will realize that the date of the initial inspection is being decided by the tenant. Hence he can do the required repairing and the cleaning work so that he is saved from the deduction in the security deposit.

However suppose the landlords has already issued the tenant the three day eviction notice then the tenant cannot ask the landlord to do the required initial inspection. However if the tenant request for the inspection before receiving any notice then the landlord will be bound to do the required inspection. This will be a must for him.

However you should also know that when the landlord decides to the do the inspection then he will have to inform the tenant that he is going to inspect the house on so and so date. You should realize you cannot inspect without intimating it to the tenant before. Suppose the tenant wants to hide the damage then if you are a true inspector you will be able to find it. Suppose the tenant is able to hide it. This is possible only if you are a bad inspector or the tenant has spent some money in repairing the damage. There is one more point. Suppose the landlord or the tenant has asked for the inspection. Above you must have found that the tenant tries to be smart to do the repairing but this smartness is allowed. The landlord should make sure that the tenant gets the ample time to do the repairing. If they are not provided with the time then they can argue and request for the time. The landlord will have to provide that time.

Thus inspection is carried out by the landlord at any time but he should inform the tenant in advance.
