Building a surveyor is a bit different from a land surveyor. You might know what a land surveyor is, especially if you have hired one to measure your piece of land before.
But a building survey is completely different. This is nothing to do with measurements. And, you will be more likely to hire a building surveyor than a land surveyor. For those that are wondering what a building surveyor is, and why you need to hire one, this is everything you need to know.
When should a building surveyor be hired?
You will want to hire a building surveyor when you are purchasing or selling a home. The surveyor is looking and making sure that everything in the home is in working order. That there isn’t anything that the seller is keeping away from the buyer.
This is especially necessary to hire a building surveyor when you are selling or buying an older property. To make sure that you are aware of all the problems before you are purchasing the property.
The overall condition of the roof
One of the most important things that the building surveyor is looking at is the condition of the roof. Every aspect of the roof is getting inspected. If the roof of a home or property isn’t up to the standard the home can’t be sold. This is one of the most critical parts of any home.
A building surveyor won’t give permission for selling a home if there are any signs that the roof isn’t in perfect condition. It should be stable with no sign of damage. Not any weather or age damage is allowed.
The walls and any signs of water damage
The next thing that the surveyor is going to inspect is the walls inside and outside of the home. They need to make sure that there isn’t any sign of water damage in the walls or mold that can cause serious illness.
Water and mold in walls are also a serious property problem and need to get the necessary attention before the building can be declared safe to be sold. There is no way that the seller can hide this type of damage because the surveyors are experts and will see any sign of water damage in the walls and the ceiling. This is a serious matter and it is taken seriously. It needs to be repaired before the property can be sold. This is the law in many countries.
If the heating and the electrical wire is in good condition
The third thing that the surveyor is inspecting immediately is the heating and the electrical wiring. So many of the older homes are burned down, because of heating and electrical wire problems. Not one of the electrical wires is allowed to be open or damaged in any way.
Sometimes a whole house needs to be rewired before the house is declared safe enough to be sold. The heating system needs to be in a working condition, without any leakage of gas, if the heating system works with gas.
This is the most important thing that a building surveyor is looking at before he is declaring a home safe and ready to be sold. It doesn’t really matter if it is a home or any other property. Sometimes there is an agreement between the buyer and seller to sell the home for a lot less so that the buyer can repair the problems. But the surveyor still needs to declare the home safe, before the buyer can move in and start enjoying his new home.
