If you’re scoping out apartments in Atlanta, there are a lot of things to consider.  You may want to make a checklist to ensure that you do not forget anything.  Or you could just print out the one I’m about to make to save some time.

 

1.     Utilities

a.     How much is rent?

b.     How much are the average utilities?

c.      Does the rent include any utilities?

d.     Which cable/dish providers are available in the area?

e.     Is there recycling on premises?  If not, where is the nearest center?

 

The leasing office will sometimes shy away from giving you an “average utilities” estimate for fear that they will under or over-quote you.  You can ask any of your future neighbors or any friends that you may have renting in that complex. 

 

2.     Roommates

a.     Does a roommate have to co-sign the lease?

b.     What happens if you want to add a roommate later?

c.      Is there a parking rule (how many cars can legally park per apartment)?

 

These are important questions to ask because if you add a roommate without notifying the leasing office, it is possible that you could be in breach of leasing agreement.  Double check with the office about its policy on visitors and permanent tenants.

 

3.     Pets

a.     What is the pet fee?

b.     How many pets are allowed?

c.      Are there any breed restrictions?

d.     What areas are pets allowed off-leash (if any)?

 

4.     Fees

a.     How much is the security deposit?

b.     What are the requirements for getting a deposit back once you move?

c.      What is the penalty for late rent?

d.     What is the penalty for breach of lease agreement?

 

5.     Miscellaneous

a.     Are you allowed to paint?

b.     What is the number for maintenance and when are they available?

c.      What are leasing office hours?

d.     Where do packages get delivered?

e.     What time does mail arrive?

f.      What time does the pool/gym/office facilities close?
