Charleston,Advantages and Disadvantages of Mount Pleasant New Homes vs. Pre-Owned Homes Articles SC is a great real estate market to consider when looking for a home that will maintain its resale value.  Buyers in the $250K plus price range flock to Mount Pleasant, which is one of Charleston’s newest and most upscale suburbs.  Whether you are young or old, single or have a family, take a look at Mount Pleasant’s new homes and existing homes.  The Mount Pleasant area is a wonderful place to live since it has the highest rated public schools in the Charleston area, two new hospitals, and the Mount Pleasant Towne Center as well many other shopping centers.  Plus, it is only five to fifteen minutes from downtown Charleston and two of the best beaches in the area (Isle of Palms and Sullivan’s Island).

When comparing Mount Pleasant new homes and resales, you will quickly discover several trends.  First, new homes are nice and clean, and they usually show very well.  The floor plans are usually very functional, and the openness of the kitchen to living or dining rooms makes the living space feel larger.

Older homes tend to be located in neighborhoods where the trees and bushes are larger and more mature (providing more shade).  The grass is also more established, which is helpful in the Mount Pleasant area where the sandy soil sometimes makes it harder to grow seeds or sod.  The landscaping in these older homes provides more privacy and coziness in the yards and often improves the curb appeal.

When you buy a home from a Mount Pleasant builder, you don’t have to worry about the unknown because almost all of these new homes come with at least a Two to Ten Warranty.  This means that all of your electrical, plumbing, heating, and air conditioning systems are covered for two years.  The structure and foundation of the home is covered for ten years!  These warranties give peace of mind to people who worry about having enough money to move and also people who do not like surprises.

Choosing one of the Mount Pleasant new homes is perfect for the person or family who wants nothing to do with renovating an existing home, but wants all the updated materials and colors in their home ready at move-in.  There will possibly be extra costs when you purchase a new home, such as appliances, window coverings and blinds, a backyard fence, extra landscaping and irrigation, and possibly new furniture or decorations.

However, there are some folks who truly enjoy the creative outlet that the renovation process allows for, or they appreciate the historic value of an older home.  They also have the time to schedule and meet with contractors. Also, many buyers choose existing homes because they do not have enough time to wait for a new construction home to be built.  Although the mild weather in Charleston allows builders to work year round, it still takes usually six to eight months for a home to be built.  So, if you cannot wait to move into your next home due to a new job or school starting, be sure to check out some of these established communities in Mount Pleasant: Wakendaw Lakes, Longpoint, Hidden Lakes, Snee Farm, Hobcaw Creek Plantation, and Old Village (the most historic neighborhood in Mount Pleasant).  For new construction, these neighborhoods tend to be buyers’ favorites: Linnen Place, Rivertowne, Dunes West, Hamlin Plantation, Park West, Watermark, and Ion.
