Home Builders: Learn The Stages That Your House Will Be Built In

If you are planning to have a house built from scratch by a builder, you should have an idea of how the process will go. Though most home builders should keep you in the loop when it comes to which phase they are starting with the property, you may want to be prepared ahead of time. Get an idea of the main phases that your house will be built in.

The first step is to prepare the land, which may include getting rid of any plants, trees, or other items that may be in the way. The builder will then determine where on the property to place the residence, and will excavate and then pour the foundation. The next major stage is framing the structure, which means you can see where walls and the ceiling will go. The house will still look quite bare, though, until the exterior parts are finished, such as the roof and siding. If your residence will include bricks, stone, or other decorative aspects on the exterior, this is when they will be put up. Windows and doors that offer access to the outside are installed during this time, too. The home builders you choose will also be completing tasks that are less obvious, including placing wiring, ducts, heater and air conditioning, and insulation into the structure.

The inside should start to look like an actual house to you when the builder places drywall over the framed walls. At this time, all of the baseboards, doors and any cabinets will be put in. If you have stairs or interior molding, these will be installed, too. Then the builder will paint the interior walls, with caulk going in the necessary spots, as well. Finally, the outside of the structure will be painted so that it at least looks quite complete when you first drive up.

Once you step inside, though, you will see that there are a few more things to be done. Plumbing appliances, such as the toilets, sinks, and showers, will be installed at this point. Electric items, like lights, can also be put in. You should have already made your flooring choice by now since it will be installed, too, whether you decided on tile, hardwood, or carpet. Finally, the little details are finished, such as fixtures, mirrors, and any last minute changes that need to be made.

Of course, you should get a few chances to inspect the final product after the home builders are done. You will probably see a few items that are not to your exact liking, such as a window that is not completely caulked, or a missed upgrade that you paid for and did not get. As long as you mention these to the builder before closing and moving in, you should get them fixed immediately, for free. In fact, many homes have a warranty for at least the first year, so you have some time to point out any issues that come up. As long as you choose a quality builder, though, the problems will be minimal.
