Spring Home Improvement and Staging a Sell

With spring comes the reality that our homes are due for annual inspection for repairs and possible updating.  When doing repairs or updating your home make sure that you keep in mind the possibility of putting it on the market some day. 

This will save you money in the long run and purchasing quality materials and thinking through a project that might bring you in a high return is a must.  The last thing a homeowner needs if they should suddenly need to market their home is to be overcome with redoing a previous repair or the need to update the interior.

There are many projects that you can do to update your home yourself.  New light fixtures, flooring, exterior doors, closets, kitchens and decorative bath updates.  Anything major such as electrical, adding an addition, roofing or deck will require a skilled contractor.  In choosing one make sure that yours is licensed and insured.  Get references as well and check them prior to hiring.  This will ensure that your project is to code and done expertly.

Consider refinishing your basement.  This will bring you in a great profit return.  Make sure that the ceiling height is correct.  Most basements have low ceilings and this will not add to your home value if it is unusable so raise it at least to 8 feet. If possible add a bath and bedroom.  Make sure you utilize every ounce of natural light and do add recessed lighting here for extra downward light flow.  Carpeting and heating will of course be a necessity here as well.  This could be “staged” as a family room, home theater or game room.  Finished basements are a great return on your investment.

Update your kitchen with granite.  Stat’s show that most home buyers want granite rather than any other counter product.  Play it safe with granite.  Installing matching appliances will help your sell as well.  Even if you do not intend to sell your home when making purchases such as these keep this thought in mind.  Update your flooring to hardwood or tile.  If you have an existing hardwood in a connected family room think of extending the “same” flooring into the dining and kitchen areas. 

Think of your outdoor spaces as you would the interior space.  Adding a large deck or veranda is just a must have these days.  Every buyer will expect a decent area to dine outside in the warmer months.  You could never go wrong in adding new sod or a new deck or patio and this will always bring in a great return for you.
