How To Rent Apartments With A Broken Lease

Are you trying to rent an apartment with a broken lease but you have been denied at several apartment communities? The first thing you should do is stop wasting money on application fees. Many renters think that if they don’t tell their future landlord about the blemish on their record that it will be overlooked. Other renters are not even aware of that they have a broken lease on their credit report.

A broken lease will hurt your chances of approval greatly, but that doesn’t mean that you cannot find an apartment home. You will just have to work a little harder than most renters. Read on to find out what a broken lease is and what you can do about it. 

A broken lease occurs when you do not honor the terms of your apartment lease and you leave early without fulfilling the requirements in the lease contract. For example, if you moved out after the 6th month and did not pay the for the remaining months as specified in your contract, you would be guilty of breaking your lease. 

Of course there are exceptions, but for the majority of renters, the landlord would have the right to report this to the three credit bureaus.  Now when your credit report is pulled, this broken lease will be part of your record.

So How Do I Lease An Apartment

There are two or three different methods to rent an apartment with this blemish on your record.  

1. You can pay off the amount you owe in the form of a penalty. Once this has been noted, you should be able to rent apartments again.
2. You can lease a private home or duplex from an individual owner. They may not check your credit report.
3. You can lease an apartment from a community that allows broken leases. Generally though these apartments are not class “A” and your expectations should be lowered.
