Of course, any maintenance person should be able to go and handle some of the smaller tickets, such as the unclogging of a toilet or perhaps changing an air filter. When it comes to larger repairs, perhaps even needing an air-conditioning unit replaced or repaired, specialized maintenance personnel are going to be necessary. Make sure that somebody is on hand to take care of those tickets, and you will have fewer problems. Another way that maintenance personnel are used in an apartment community is handling the office for any of the amenities that may be available with the community. This could include a workout room, public restrooms, or perhaps even a swimming pool area. At times, it is going to be necessary to hire out some of this work to an outside service and that may be cost-effective. At other times, however, you will be able to handle many of the items in those common areas through the services of your full-time maintenance staff. Preventative or corrective maintenance is also a very important part of the maintenance staff that you are using. This is going to be better served with the right type of maintenance management software which will allow you to see when any type of preventative measures may be necessary. Make sure that you don't allow those preventative measures to fall by the wayside, as they could end up causing problems for you in the long run. It is better for you to take a little bit of time to prevent problems than to fix them once they occur. One final way that a maintenance staff may be used is in preparing the empty apartments for new tenants. This is something that must be coordinated properly because it is often left in favor of running tickets on rented apartments. It is possible that you could hire out much of this work to third-party services, such as carpet cleaners or painters. You may even be able to hire out some of the punch out work to an outside contractor as well. That will help to free up your maintenance and for other duties.
