If your home is ready to sell you can get a jump start on the competition and get a hold of the early buyers that come out during the spring. In years like this it really pays to list early so you are not caught off guard with the sudden spike in the real estate market.

The downside to selling a home in spring is that it still not usually the peak season for most home sales, so you may not be seeing a bulk of your buyers until later on. This may mean that your home is on the market for a longer period of time. On the upside though, home sold in spring are ready for the summer rush and even a surprise spring rush if the weather holds.

During the Summer

If you are trying to sell your home quickly the summer is the best time to sell a house fast. Summer is when the kids will be out of school and the weather will be moving from one season to another, and also when buyers are out in full force.

During Fall & Winter

For a home seller, the most beautiful time of year to show off your home may be during the fall when the grass is still green, leaves are turning beautiful shades of color, and the weather is still perfect to conduct showings. Buyers will still be out trying to purchase a home to move into before the winter season begins. The downside is that you may feel a bit rushed trying to get everything in order before snow hits.

Winter's upside will mean less competition since many sellers will opt to wait until the seasons change. Even though the market has wound down, buyers will still need to purchase homes and holding out during the winter may mean a sale when there are less homes on the market. The downside is that there are fewer buyers as well and the weather is not conducive to showings or moving.

When is the best time?

For most homeowners, selling a house is a life decision and cannot be entirely determined by the timing of the market and its market prices. Thus, the best time to sell a house for most of us is now. Waiting can mean the continual cost of monthly bills, maintenance, mortgage, and insurance payments on a home you may no longer want to live in. Waiting to sell your house may mean that you have to put your whole life on standstill since much of your lifestyle is determined by your home environment. For such reasons, the best season to sell may mean selling your home as soon as you are able.
